PACIFIC PALISADES SOILS & ENGINEERING GEOLOGY

Build your next decision on the site's history and today's findings.

Rebuilding does not always mean starting the investigation from scratch. Integrated Geo Consultants combines historical geologic and soils information with focused investigation, updated recommendations and coordination with the proposed improvement plans.

Current experience with Palisades Fire rebuilding

IGC is working on fire-affected properties using investigations tailored to the existing technical record and the questions facing each project. Our approach starts with research, compares historical information with current findings, and develops updated recommendations within the agreed scope.

The report is comprehensive within that scope. Relevant existing records can reduce duplicated investigation and associated costs; the quality of the records, field findings and proposed improvements determine how much additional work is needed.

Start with records, then resolve the gaps

Existing geology and soils reports, agency review letters, grading records and foundation plans can provide valuable background. We compare that information with current observations and the proposed rebuild to determine where focused exploration or further evaluation is needed.

A limited investigation means a defined scope. It does not mean assuming that every historical conclusion remains applicable.

Keeping a foundation requires an evaluation

When an owner requests that an existing foundation remain, concrete inspection is performed and recommendations are developed from the findings. Proposed changes may also require improved foundations.

Geotechnical recommendations should be coordinated with the structural engineer's evaluation and improvement plans. Retaining an existing foundation is a project-specific decision, not an assumed benefit of rebuilding on the same footprint.

Slopes can change the investigation scope

For some properties, slope evaluation is critical. Historical recommendations need to be considered alongside current conditions, proposed improvements and applicable slope-related building requirements.

Bring existing slope studies, retaining-wall plans and any records of movement or repairs. These help identify which questions the current project must address.

Permit allowances and design needs are different questions

Even when the permitting process allows reduced investigation or documentation, the design team may still need updated soils and geology recommendations for foundations, slopes and proposed improvements.

Los Angeles directs rebuild applicants to LADBS guidance to determine whether soils reports and grading review are required, and identifies geologically sensitive areas where geology and soils reports are needed. Confirm the applicable requirements for your parcel and proposal before establishing the scope.

Construction still needs observation and testing

IGC's construction-phase services may include grading observation, compaction testing, footing-excavation observation, wall-backfill observation and drainage review, according to the project scope and approved plans.

These services connect the report recommendations to conditions encountered during construction. A focused preconstruction investigation does not eliminate construction observation or testing requirements.

What to bring to the first review

  • Property address or parcel number and proposed improvement plans.
  • Historical soils and geology reports, approval letters and available construction records.
  • Whether you propose keeping existing foundations or changing the building footprint.
  • Agency comments, design-team questions and your project schedule.

We use these materials to define the investigation, reporting and coordination needed for your project. Scope and fees are established after review; permit approval and foundation reuse are not assumed.
