OJAI & SURROUNDING COMMUNITIES

Understand the slope before advancing the development plan.

IGC provides engineering geology and coordinated soils consulting for Ojai-area rebuilding and proposed development, including properties with complex landslide conditions.

Local professional experience

Eric Larson's Ojai-area professional experience includes a rebuild and a separate proposed new-construction project involving complex landslide conditions. Those assignments reflect two different needs: evaluating information for reconstruction and investigating ground constraints before advancing a new development proposal.

Complex landslides require an investigation strategy

For a property with known or suspected landslide conditions, the investigation should address the proposed improvement and the slope questions that affect it. IGC's services include historical-record review, field mapping and slope-stability evaluation.

The initial task is to identify the available evidence and unresolved questions, then define the exploration and analysis needed. A property boundary or an attractive building location does not, by itself, resolve slope conditions.

Use findings to guide the proposed construction

Geologic findings need to inform building locations, grading, foundations and retaining-wall concepts. IGC coordinates geology and soils recommendations with the project design team.

Bring the proposed layout early so that investigation can address the decisions under consideration. Feasibility and any mitigation approach depend on the findings and applicable review requirements.

A rebuild begins with a different set of records

For reconstruction, existing reports, approval letters and construction records can provide a starting point. Compare those records with current conditions and the proposed work before relying on previous recommendations.

The scope may differ from a new-development investigation, but rebuilding does not establish that all earlier conclusions remain applicable.

Separate the City of Ojai from surrounding county areas

An Ojai mailing address does not necessarily place a property inside city limits. Establish the parcel's jurisdiction before defining the review process.

The City of Ojai Building and Safety Division handles city building permits, plan checks and inspections. Properties outside city limits need the applicable county review path; confirm the agency before using a city's checklist.

Start with the information you have

Send the parcel number or address, existing geology and soils reports, proposed plans and records of prior movement or repairs. Identify the decision you need to make—rebuilding, selecting a building area, or advancing a proposed development—so the investigation can be scoped around it.

Investigation scope and fees follow review of the project information. Recommendations depend on the findings; this page does not determine a property's hazards or guarantee approval.
