MALIBU PROPERTY & DEVELOPMENT CONSULTING
Understand the ground before committing to your Malibu project.
A property purchase, hillside addition or foundation problem starts with different questions. Integrated Geo Consultants coordinates soils-engineering and engineering-geologic review around the site, your proposed work and the information needed to make the next decision.
Discuss your Malibu propertyCurrent work on PCH and fire-affected properties
IGC is currently working on a new-construction project on Pacific Coast Highway in Malibu and on ongoing projects involving properties affected by the Palisades Fire. That current project experience informs our approach to coordinating the technical questions, investigation scope and agency review required for each site.
For a fire rebuild, the starting point is the proposed reconstruction together with available pre-fire reports, foundation records and agency correspondence. The investigation and reporting scope needs to reflect the actual property and proposed work.
Hillside plans need more than a surface impression
For a hillside project, the relationship between slope geometry, soil and bedrock conditions, existing grading and proposed improvements matters. IGC's services include field mapping, slope-stability evaluation, investigation coordination and review of existing reports.
Bring the proposed building footprint, retaining-wall or grading plans and any signs of movement. These help define what needs investigation before design advances.
A hazard map is a screening tool
California's EQ Zapp maps fault-rupture, liquefaction and earthquake-induced landslide zones. CGS cautions that its maps do not identify every potential hazard and do not replace a site investigation. A zone boundary alone cannot establish whether your planned improvement is feasible.
IGC relates available mapping to prior reports, field observations and the proposed project to identify questions for further evaluation. Read CGS guidance and open the hazard map →
Reports and plans must address the same project
The City of Malibu reviews engineering geology reports, building and grading plans, and as-built geology and compaction reports. An existing report is useful background, but it needs to be assessed against the current proposal and review comments.

Plan the exploration before mobilizing equipment
Malibu has excavation procedures for exploratory borings and trenches. Exploration that involves grading, land alteration, access roads or drilling pads can also require a grading permit. Access and permit requirements belong in the investigation schedule, before fieldwork begins.
There is an important rebuild exception: the City's published guidance exempts geologic and geotechnical exploratory borings for Broad, Franklin and Palisades Fire rebuilds from excavation permits. Confirm that the proposed work qualifies; do not assume the exemption covers trenching, grading or other approvals.

Beachfront work brings additional questions
Malibu's coastal-engineering review considers wave effects, inundation and effects on neighboring properties and beach conditions. Those questions are distinct from foundation and subsurface evaluation.
For a coastal property, identify the required disciplines early. IGC's geology and soils scope should be coordinated with the project's coastal specialist where needed; a soils report is not a substitute for coastal-engineering analysis.
Start with the information you already have
Send the property address or parcel number, your proposed work, existing reports, plans and agency correspondence, and any purchase or construction deadline. For a rebuild, include the available pre-fire records and confirm the current review path with the applicable agency.
You do not need to commission every possible study before speaking with us. The first task is to determine which questions the project needs answered. Investigation scope, deliverables and pricing follow that review.
Requirements depend on the parcel, jurisdiction and proposal. This page provides general context; it does not determine a property's hazards or guarantee permit approval.
